With many Hanoi new towns that are currently failing and on the brink of becoming ghost towns, this research aims to explore the way to design a new town that promotes urban vitality throughout the master planning process - not only in the design process. The main principle in this research is to understand how the local urban areas performed with spatial analysis and on-site observation i.e., Space Syntax analysis (Depthmap) and Public Life Studies (Gehl Institute) and then interpret and simulate it to the design of the new town. The design is then being evaluated through the urban vitality factors and masterplanning processes.
